In an excellent location on the northeastern side of the settlement of Dobrna, above the spa complex, we have for sale a building plot measuring 1,206 m2. According to the location information, the plot is designated as building land (residential areas SS – EUP DO16), and is currently subject to the 2007 municipal zoning plan ordinance for residential development in the Zora area. With the unveiling of the future municipal spatial plan, the existing plot is expected to be excluded from the regulated area, after which it will be possible to regulate it based on a spatial implementation act. The plot faces east and has a pronounced sunny position. It lies at an altitude of 377 meters above sea level and is 800 meters from the center of Dobrna (16 km from Celje). The terrain is grassy and slopes from west to east, with a 26.7-degree incline in the upper part and 4.8 degrees in the lower part. A 1.5 m high embankment runs through the middle of the plot. Along the eastern boundary of the plot, there is a ditch, next to which there is a sidewalk and an asphalt road to which the driveway connects.
The area is entirely intended for residential settlement – 10 single-family houses to the left of the main road. The arrangement of a 2.4 m wide roadside area for pedestrians and cyclists (road corridor) is also planned. The building line setback is 5 m from the main road infrastructure. The width of internal private driveways to the buildings is 3 meters. The following interventions in the building structure are possible within the area: construction of new buildings, reconstruction, replacement construction, removal of buildings, change of building purpose, change of use, maintenance and investment works.
The plot lies within the wider protected area of national recognition Vojnik-Dobrna-Vitanje, where the condition of architectural-building continuity of the traditional settlement structure applies. The plot borders a public municipal road, and a telecommunication line and cable duct run through the plot; electricity is also already on the plot (relocation will be necessary). Separate drainage of sewage and stormwater is planned. A sewage channel is planned for the wastewater, which will connect to the existing sewage system. For stormwater drainage, a stormwater drainage system with a prescribed retention basin is planned. The possibility of connection to the public water supply is foreseen in the northwestern part of the area at a distance of approximately 60 meters from the plot. The competent Administrative Unit has already issued a building permit for the construction of communal infrastructure. The allowed plot coverage factor is 0.12. The maximum footprint size of buildings is 9 m x 15 m (tolerances +10% to –20%). The roof is a gable roof, in a tile color (bobrovec), with a slope from 35 to 45 degrees. The ridge runs parallel to the longer side of the building. The maximum allowed building height is (K)+G+M (tolerance +/- 0.5 m). The main entrance is on the longer side. Construction of partially basement or non-basement buildings is also allowed. The permitted knee wall height is maximum 0.8 m. Facades must be in light pastel colors. The installation of a carport attached to the residential building with maximum dimensions of 3.2 m x 8 m is possible.
