Description
In Vipava, more precisely in the idyllic village of Goče, an authentic monument-protected homestead is for sale. Through a stone gateway with wooden doors, we enter a closed inner courtyard, a borjač. The residential house has a net floor area of 208 m2. On the ground floor, there is a living kitchen area, pantry, bathroom, bedroom, and hallway. Upstairs, there is a larger anteroom with access to the balcony and three large rooms, which can also be subdivided.
The homestead also includes a vaulted cellar, large pantry, workshop, and agricultural buildings, which can be used in various ways. In addition to the homestead, there is a garden and orchard offering beautiful views of the Vipava Valley and Nanos.
The property consists of 3 parcels, totaling 2,209 m2, of which 781 m2 are buildable land, and 1,428 m2 are agricultural land (garden and orchard).
Goče is a small old Karst clustered settlement surrounded by vineyards. The village lies north of the Vipava-Štanjel road, 8 km from both towns. It belongs to the Municipality of Vipava. This interesting compact settlement with stone houses was first mentioned in the Goriška urbarium in 1376. This formerly wealthy settlement is enclosed on all sides. It is built in the shape of a St. Andrew’s cross, as the inhabitants of Goče chose Saint Andrew as their patron saint. The houses are entirely made of stone and covered with korci, some even with slate. The streets or lanes are also special. Doors lead into typical borjače. Another feature are the vaulted Goče cellars. Each owner has two, three, or even more; over 60 are preserved. The village also has many wells. In the village center stands the Church of Saint Andrew (1655) with a beautiful stone portal and a bell from 1706. Between the church and the cemetery are four stations – stone stations of the cross. Goče has retained its appearance from two or more centuries ago in its central part. The village core is entirely a cultural monument.
For all those looking for an opportunity for quiet living in a picturesque part of the Vipava Valley and wishing to take advantage of the benefits of a larger private parcel, this homestead is an excellent choice.
